Repairs you are responsible for
Your Tenancy Contract lists what you are responsible for when repairing and maintaining in your home, including, but not exclusive to:
Outside
- Changing the locks if you lose your keys
- Cost of gaining entry if you are locked out
- TV aerials/sockets unless they are communal
- Washing lines unless they are communal
- Grate bottoms within twelve months of renewal
- Maintaining your garden including grass cutting, dustbin and refuse areas
- Any glazing that is broken. If you are broken in to, you must get a police crime number
Inside
- Internal door locks
- Telephone points
- Decoration internally (except when damage is caused by a structural defect)
- Electrical appliances, including cookers, fridges, washing machines, dishwashers and so on
- Plugs and chains for sinks, baths and wash hand basins
- Floor covering including adapting doors to allow for carpets
- Toilet seats and covers
- Waste blockages, including basins, bath and WC’s
- Fixtures and fittings, including coat hooks, curtains and curtain rails
- Infestations i.e. ants, wasps, bees, cockroaches, mice, rats and bedbugs to be treated
You are responsible for making sure you do not do anything to damage your home including the building structure, fixtures and fittings. If you have damaged, made improvements without permission or not looked after your home, we will have to recharge you to repair it. For a more detailed list, please refer to your Tenancy Contract.
Repairs we are responsible for
We are responsible for repairing and maintaining the structure of your home. This includes:
Outside
On the outside of your home, we will repair:
- Chimneys and chimney stacks
- Drains, gutters and external pipes
- Fences and gates
- Foundations
- Outside doors
- Outside walls
- External decoration
- Pathways, steps and other entrances to the building
- Roof
- Porches
- Windows, including cills, catches, sash cords and frames
Inside
Inside your home, we will repair:
- Central heating systems and gas systems (except bleeding radiators)
- Electrical wiring, plug sockets
- Immersion heaters and hot water heaters
- Internal doors and door frames
- Kitchen including worktops but excluding domestic appliances
- Hand basins and sink units (except blockages)
- Light switches and fittings, (except light bulbs, dimmer switches, fuses, florescent tubes and starters)
- Switches and sockets
- Plumbing systems, including pipes, tanks, stopcocks, taps, cisterns and toilet fittings, re-washer taps (except blockages)
- Skirting boards
- Plastering
- Floorboards
- Carpentry
- Stairs
- Doors including frames and door handles, letterboxes etc
- Chimney sweeping
- Plumbing repairs and leaks (except for washing machines, dishwashers and bleeding radiators)
- Bathroom including:
- baths (except unlocking wastes)
- fixtures and fittings (except toilet seats, bathroom cabinets, mirrors, shower curtains, shower rails, towel rails and toilet roll holders)
- Carry out one course of pest control treatment for rats, mice, fleas, cockroaches or bedbugs
Flats
In shared blocks of flats, we will maintain:
- Corridors
- Entrances
- Shared facilities including:
- television aerials
- door entry systems
- common area lighting
- bin areas
- Stairways
